Agency loans are originated through Fannie Mae, Freddie Mac, or FHA/HUD programs. They offer the lowest rates in CRE for stabilized multifamily properties. Most require 5+ units and 90%+ occupancy for at least 90 days.

What are Fannie Mae DUS requirements?

DUS (Delegated Underwriting and Servicing) lenders can approve loans without Fannie Mae review. Minimum loan is typically $1M. Properties need 5+ units, 90%+ occupancy, and clean trailing-12 financials. Max LTV is 80% for standard deals.

What LTV do agency lenders offer?

Standard agency loans go up to 80% LTV. Green-certified or affordable properties can qualify for up to 85% LTV. FHA/HUD 223(f) programs offer up to 85% LTV for acquisitions and 87% for refinances.

How long do agency loans take to close?

Fannie Mae DUS loans close in 45-60 days. Freddie Mac SBL (Small Balance Loans) can close in 45 days. FHA/HUD loans take 90-120 days due to government processing. Rate locks are available 30-90 days before close.

What property types qualify for agency?

Agency programs are primarily for multifamily (5+ units). Fannie Mae and Freddie Mac also cover affordable housing, seniors housing, student housing, and manufactured housing communities. Single-family rentals do not qualify.
